What is BIM Modelling?

The word 'BIM modelling' alone can often create some confusion regarding what it is, how it's created and what benefits it can provide.

In summary BIM modelling is:
  • A collaborative process of generating and managing design data. 
  • The representation of a building, structure or utilities through the production of ONE intelligent and dynamic 3D model.
  • A 3D model which is made up of solid objects (e.g. windows, doors, beams), each individually carrying their own attributes in a relational database. This links objects and their attributes to one another, therefore creating an 'intelligent' model.
  • A model which evolves over time as a project progresses and 'BIM Participants' add to it.

BIM Modelling allows:
  • Sharing of ONE dynamic virtual model which can easily be passed to all professional parties or 'BIM participants' in a project life-cycle, including Architects, Surveyors, Planners and Engineers.
  • Adding of industry-specific data by BIM participants on a project to the same model. This ensures the project progresses efficiently and reduces risk of information loss, or uncertainties during project progression.

BIM Modelling can be undertaken on:
  • Construction of new builds and developments.
  • Infrastructure development.
  • Existing buildings (e.g. facility management).

What we offer

  • Initial capture of the ‘real world’ situation through Laser Scanning or traditional surveying techniques, such as Measured Building Surveys.
  • Laser Scanned Point Clouds & 2D Drawings including plans, elevations and sections, ideal for reference if you are creating your own BIM model. 
  • A complete As-Built 3D BIM model in industry neutral IFC format produced from 3D laser scans.
